Terms and Conditions of Use

Welcome to SafeImob. By accessing or using our platform, you agree to comply with and be bound by the following Terms and Conditions of Use. Please read them carefully.

1.Nature of the Service

SafeImob, operated on the Agent Fabric Studio infrastructure, is a technology platform (Software as a Service - SaaS) that provides a transactional social network for the real estate market. SafeImob is not a real estate agency, does not act as a property broker, and does not own the listed assets. Our role is to provide trust, auditing, and connection tools between parties.

2.Eligibility and Registration

To use the platform, the user must:

  • Have full legal capacity;
  • Provide accurate and up-to-date information;
  • Undergo the identity verification and facial biometrics processes required by the platform;
  • In the case of brokers, hold an active and regular CRECI registration.

3.Plans, Subscriptions, and Payments

SafeImob operates on a subscription and consumption model:

  • Plans: Buyer (Free), Broker Elite, Agency Hub, and Developer SafeGate plans are available.
  • Processing: Payments are processed through approved partners (Asaas/Pix).
  • Extra validations: Document audit (OCR) and biometric services beyond the contracted package will be charged according to the current price list.
  • Cancellation: Users may cancel their subscription at any time, retaining access until the end of the period already paid. There is no refund for partial periods.
  • Marketing Lead Ads: prepaid packages via Asaas with an intermediation fee (invoice on the fee only) and Meta media budget controlled by spend_cap.

3.1. Marketing module and Meta Lead Ads

The ads package amount covers SafeImob's intermediation/license fee (configurable percentage, default 15%) plus funds allocated entirely to third-party ad credits (Meta Ads). SafeImob issues a service invoice only on the fee portion. Media delivery and taxation follow Meta's rules, charged to SafeImob's corporate payment method under per-account spend_cap control.

4.Use of Technology and AI

The user understands that:

  • SafeScore is a data-driven reputation algorithm and the user accepts its calculation methodology.
  • SafeMatch uses artificial intelligence for suggestions and does not guarantee a final purchase.
  • SafeImob reserves the right to use AI agents (SafeAgent) to assist with support and triage of negotiations in SafeChat.

5.Responsibilities and Limitations

5.1. Real Estate Transactions

SafeImob facilitates initial approach and auditing but is not responsible for closing the deal, the full accuracy of information provided by third parties, or hidden defects in properties.

5.2. Conduct

The user is solely responsible for messages sent in SafeChat and for content posted on the feed, and must comply with the Community Code of Ethics.

5.3. Availability

Although we target 99.9% uptime, SafeImob is not liable for momentary technical interruptions due to maintenance or failures in third-party infrastructure services.

6.Intellectual Property

All technological content, trademarks, and algorithms (Agent Fabric Studio, SafeGate, etc.) are the exclusive property of SafeImob, as detailed in our Copyright Policy.

7.Termination

SafeImob reserves the right to suspend or terminate accounts that violate these terms without prior notice, especially in cases of fraud, unethical behavior, or default.

8.Governing Law and Venue

These terms are governed by the laws of the Federative Republic of Brazil. The courts of the district of Barueri, SP, are elected to resolve any matters arising from this document.
